We are flat-fee, full-service real estate agents. With the rapid growth of the internet, it has never been easier for consumers to access house listings and related local information. Today, more than 90% of real estate transactions begin with internet searches. Consumers are more educated and self-directed than ever before.
Because consumers now do so much early preparation work on their own and because housing information is so readily available, the role and workload of real estate brokers and agents have diminished. Also advance in technology have made the transactions simpler as well. However, most real estate brokers and agents still take a 3% commission. We believe there is a demand for a flat-fee real estate agent service, much the same way as accountants, lawyers, and other professionals, such as consultants or independent contractors charge clients based on an hourly rate or a certain amount for a certain task. Therefore, we designed a pricing model completely based on the philosophy that people should only pay for the services they receive – no more, no less. In our pricing model, buyers pay a $150 upfront showing fee per house and $1,500 for the rest of the process. Sellers pay a $3,000 commission to sell a house.
We are also seasoned IT professionals. We invest heavily in finding ways to further automate and streamline the real estate transaction process with the latest information technology. In other words, as we continue to improve our efficiency, we create space to save more for our clients.
We named our website loc.com because "loc" is the abbreviation of location – and in real estate, everyone knows it's all about location!
